A Let only service is only suitable for experienced or professional Landlords who feel comfortable maintaining relationships with their tenants, collecting rent, managing any property issues and most importantly having a good understanding of the current Lettings Legislation comprising over 140 acts and regulations.

 

Upon your instructions we will:

 

Organize professional photography and floor plans of the property.
The property search normally starts at home. Therefore, it is important to have quality photos that will catch the eye of potential tenants instantly. Your property needs to stand out from the competition and compel them to put your listing in their must see list. Our photography will make your listing hard to overlook.

Advertise and market your property through all the main property channels.
Rightmove and Zoopla are the biggest property channels in the UK with more than 100 million visitors each year.  At LDG we advertise on both channels, along with other channels including LONRES (An agent to agent portal). We also have an extensive database of RELOCATION AGENTS who work with some of the biggest companies in the world.

Prepare property details
The property particulars play a key part in persuading prospective tenants to view your property.

Match your property against our database of prospective tenants.
AT LDG we are not just waiting for the tenants to come to us.  We actively find and match the perfect tenants to the right properties.  Hundreds of new prospective tenants register with us every month.

Show the property to suitable applicants
An estate agent who is well-informed about your property and the area, combined with a winning personality, can ensure you rent out your property quicker and for the best price.

Provide weekly feedback during the letting process
Feedback from viewings is crucial in understanding the level of interest in your property. We also advise whether or not there are any measures you can take in order to help make it more attractive to potential tenants.

Once an offer has been accepted by the Landlord, LDG will start verifying the references, prepare tenancy agreements and issue invoices for the 1st month’s rent and deposit.  LDG will ensure that all relevant paperwork has been signed and processed before the tenancy is due to commence.
